Large New Dwelling, Cookham Village
On the site of a redundant fire station, we achieved planning permission on a difficult site for a substantial 5 bedroom dwelling of more than 500sq.m floor space, close to the edge of the village with an open meadow beyond the rear boundary and views to the River Thames beyond.
Within a Conservation Area, and surrounded by a Zone 3 Flood Plain, we had to overcome Environment Agency Objections and had to create a modern version of the Edwardian Style, as the plot lies close to substantial Edwardian properties that feature in the well known local artist of the time, Stanley Spencer. The flooding objections were not entirely overcome, despite the Flood Risk Assessment showing very limited risk to some, but at the end of the planning process, we were able to win over the Planning Panel Members, who could understand the merits of the scheme, and were able to grant planning permission against officer's recomendations.
